The Formline way

Challenging the conventional construction method, the Formline way is built on a powerful design & construct methodology which allows us to cut overall project time by over 33%. How? By bringing all core functions required to take a concept through to a completed build together under the one roof. This provides the ability to maintain overall control from a project management front, move faster through less lines of communication and opens up the opportunity for value engineering so you can get the most out of your budget without compromising on quality.
Trust us, it's faster and more cost effective.

Our process

A simple three phase process that has been refined over 25 years and built on principles of transparency, efficiency and quality control. We believe in beginning with the end in mind and have therefore created a roadmap so you can visualize
your project journey and confidently plan for the future.

Discover the difference

As with all significant business decisions, all alternatives must be weighed up in order to make the decision that is in the best interest of your business. We’ve made this easier by contrasting some of Formline’s points of difference in the table below.

Alternatives

Formline

All in one solution
All in one solution
  • Separate core functions such as consultancy, design & construction which increases lines of communication, risk of plan duplication, timeframe & cost
  • One point of contact for everything you need to achieve project success including consultancy, design, fitout, refurbishment, construction, furniture, joinery
Time
Time
  • Communication backwards & forwards between multiple parties is inefficient and tender & re-design adds another whole phase = more time + money
  • 33%+ time saving with managing everything under one roof - efficient lines of communication between core functions and overall project management provides us the control needed to speed up the process
Value for money
Value for money
  • When dealing with multiple independent parties, there is lack of flexibility in value engineering.
  • Use value engineering strategies between core functions so you can get the most out of your budget without compromising on quality
Risk certainty
Risk certainty
  • Risk is spread across multiple parties and is not as visible
  • Manages the risk, and with our extensive experience with projects, we identify common pitfalls and ensure these are made visible early on before costs are incurred
Cost certainty
Cost certainty
  • With multiple parties involved there is much greater risk for a scope item to be missed in the contract. This leads to unforeseen & potentially costly variations after the contract is signed that threatens your budget.
  • Conduct a thorough site audit to ensure no costly technical details are overlooked and present a fixed contract that you can have confidence in
Upfront feasibilities
Upfront feasibilities
  • Cost is not known until after you've spent a lot of money developing a design - and there is no certainty that the end cost will match your budget, re-design is an expensive & time-consuming process
  • We give you a high level estimate upfront so you can weigh up your investment before having to spend money in the design stage
Workload for you
Workload for you
  • You have to manage communication & details between parties and this cost real time & money and takes the focus away from growing your own business
  • Coordinates all core disciplines, taking care of the overall project management - we keep you well informed of progress & involve you on crucial decisions but do the volume of work ourselves so you can focus on growing your business
Aftercare & quality
Aftercare & quality
  • Leave the site with defects remaining & charge additional fees to come back and fix them up. Not interested in follow up work.
  • As a team of perfectionists, we have an established reputation for quality workmanship and will not leave the site until you are satisfied. Aftercare is what we do.

Working with Formline is simple, cost-effective and efficient

How quickly can I get my costs?

If you've got a site confirmed, we can get feasibilities through to you within a week of a strategy session. Feasibilities are high level estimates based on a brief scope and test fit. These are further firmed up when a detailed scope & construction drawings are developed in design stage which takes around 4-6 weeks depending on the size of the project.

What is the first step I need to take in considering a project?

The first step is to confirm a site (or a shortlist of potential sites), high level budget and deadline for your project, and jot down some notes on what you want your new space to achieve i.e. What problems does it need to resolve in your business model? What features or areas does it need to include? How many people will be utilising it? Once you've got some idea of what you're after, book a strategy session with us to walk through the process, after which we will provide you with a test fit and feasibilities so you can weigh up your investment & decide whether to proceed.

How long does a typical project take to complete?

This varies from project to project depending on size and complexity however some guides for an average 800-1000m2 project are:
Define phase / strategy, space planning & feasibilities - 1-3 weeks
Design phase / design development, proposal & technical - 4-6 weeks
Deploy phase / mobilization, build & furnish - 5-7 weeks

Why is Formline's process faster than the conventional method?

By having one point of contact for the entire service, this allows Formline to plan the build at the same time as the design process is going on, and the result is we can mobilize on-site as soon as planning and permission and building regulations approval are granted. Through collaborative project management within one team, and less lines of communication to independent teams, this keeps the information in one place and allows decisions to be made much faster.

What do I do when I'm unsure of next steps throughout the process?

We have a proven process that ensures we communicate with you every step of the way and always have the "next step" mapped out to make sure we are constantly on the move. We take responsibility for overall project management, keep you well informed of progress & involve you on crucial decisions so you can be sure that you are never left wondering what to do.

Our process has been refined over 25 years to give you project certainty across all aspects.
